Around 1998 the State of North Carolina started requiring everyone to be tested and licensed to perform home inspections. I was one of the first to teach about how to pass the state exam and I also offered continuing education. I have taught a lot of people over the years. One of the best ways to get a good home inspector is to ask what their license number is, the lower, the better. My Number is 296 in N.C. and 196 in S.C. All numbers under 400 are people who were in the home inspection business before a license was required.

Real Estate Inspections: We start the inspection when we drive up. We look at the roof as we pull in along with the siding trim and porch. Most of the time real estate agents call us and sometimes we see termites or carpenter bees on the front porch before we walk in the door. The real estate agents sometimes say "this home is in good shape, you should not find anything," but I have seen torn shingles and carpenter bees that will go on the termite inspection and need treatment. I have inspected on the oldest buildings in Europe. The building behind me is over 2,000 years old and was around when Jesus walked the earth for all to see. It was fun inspecting a building this old, and I enjoyed doing it. While I was over here I saw a lot of very old buildings. This piece of real estate is not for sale so I did not get to inspect this building for money, I had to pay to do the inspection.

I have inspected chimneys that are leaning away from the house, but not this much. When your real estate agent asks you "who do you want to do your home inspection?"
