Exterior Home Inspection
 

 

A number of components are critical to an exterior home inspection and are defined as follows:

    •  Drainage - How the home is situated on the property and how it interacts with the ground and environment surrounding it is of utmost importance. The land should slope away from the home to prevent water from pooling along the foundation and causing damage or flooding in the home.

    •  Foundation - It is most important to check for any unevenness, shifting, or cracks in the foundation which can foreshadow potential problems such as water leaks, structural issues, and vulnerability to earthquakes.

    •  Roof - Inspecting the roof material, flashings, skylights, vents, gutters, drip edges, and trim is essential in discovering cracks, current leaks, or defects that may cause problems now or in the future.

    •  Chimney - Inspection of the exterior of the chimney uncovers any loose bricks and mortar.

    •  Gutters and Downspouts - An inspection of gutters and downspouts reveals rust, gaps, and debris. Clogged gutters will not direct water away from the house and could result in basement flooding.

    •  Siding - The siding and exterior paint are inspected for cracks, bubbling, peeling, insect damage, and moisture intrusion.

    •  Doors and Windows - It is important that doors and windows open and close properly and that they include good seals where appropriate to minimize heating and cooling costs.  Windows should be free of rot.

    •   Porches, Decks, Patios, Balconies, and Stairways - These structures are inspected for irregularities, rot, and insect damage.

    •  Electrical Systems - Typically, an electrical inspection includes tests of all switches, outlets, receptacles, light fixtures, circuit breakers, and service panels.  Outdoor lighting is evaluated to ensure it is in good working order. The exterior components of an air-conditioning system are included in the inspection. 

    •  Walkways and Driveways - Paved surfaces that are adjacent to the home are evaluated for unacceptable cracks, irregularities, or grading issues.
